What is a Covenant?
A Covenant is simply a set of guidelines for your use of land on a sim. For example, for a residential only estate like Garden Isles, it is a stipulation in the covenant that all islands are for residential use only, no commercial setup will build next door to you! Basically, the covenant protects your enjoyment of the environment, and ensures that you know how to get in touch with me. To protect residents of the sim, people who repeatedly breach the covenant will have their island reclaimed, and in extreme cases, will be banned from the estate.

The purchase price of your island constitutes your first week of tier. During your first week Circle Widdershins will set up a tier payment system for you. Tier can be paid in advance for multiple weeks. If you decide to leave and you have paid tier in advance, please inform Circle Widdershins or Elphie Broome and your unused tier will be refunded to you.
Tier is set at the following:
Standard sim Tier (Lautoka):
2048 sq m / 515 prims = L1000 (approx $3.90 USD) per week
4096 sqm / 1031 prims = L2000 (approx $7.75 USD) per week
6144 sqm / 1547 prims = L2850 (approx $11.00 USD) per week
8192 sqm / 2062 prims = L3800 (approx $14.70 USD) per week
Other size parcels can sometimes be arranged, please contact Circle Widdershins.
Homestead sim Tier (Tavewa):
1/4 Sim / 937 prims = L2000 (approx $7.75 USD) per week
1/2 Sim / 1874 prims = L3800 (approx $14.70 USD) per week
Full Sim / 3748 prims = L7750 (approx $30.00 USD) per week
If tier goes into arrears you will be contacted in the first instance to see if there is anything that can be arranged. If tier is consistently not paid and communications aren’t answered then you will evicted, your belongings returned and your island reclaimed. Please do not return the tier collection system to me via parcel auto return.
All parcels are residential only to protect your peace and quiet.
So that we can all enjoy living in this lovely Estate I ask that you stick to the following:
Terraforming your island is permitted to within +/- 4 metres. The ‘footprint’ of the island must remain the same.
To keep the Estate within it’s tropical island theme:
Keep buildings within a tropical island theme, buildings at ground level must be below 20 metres in height and not be of such a large size that they look out of place. All skyboxes must be at at least 300 metres above ground level and are unlimited in terms of theme. Use skyboxes for building projects. Do not let any of your structures block waterways or impinge on a neighbours land.
On the Homestead sim please be mindful to limit the use of scripted objects. Homestead sims are a light use sim. As such there is a system limit of 20 avatars on the sim at any time.
Please keep any mature activities discreet.
Please use security orbs judiciously so as not to block waterway access or flying for other residents. Red-tape security walls are NOT permitted.
